There are three jobs people usually need here: fitting a new roof window into a roof that doesn’t have one, replacing an old or failed unit with a new one, and fixing a window that’s started to leak. We do all three — new roof windows, Velux and other makes, replacements and repairs.
Leaks almost always come from the flashing, not the window itself. It’s the wrong flashing kit for the roof covering, lead that’s been dressed badly around the upstand, or a window fitted at too shallow a pitch for its design. Working out which of those it is, rather than just resealing the edges and hoping, is most of what a proper repair involves. We’ve written more on diagnosing and fixing roof leaks generally.
Flashing kits are specific to the roof covering — slate, plain tile, profiled interlocking tile — and fitting the right one, cut and dressed correctly to that roof, is most of the job. Get the kit or the detailing wrong and it doesn’t matter how good the window is.
For a new opening into a pitched roof: we check the surrounding rafters can take the trimming, cut and trim the opening square, fit the window and flashing kit, then make good the plasterboard and decoration inside and the tiling or slating outside. Almost always it’s not the window itself — it’s the flashing. We check where the water’s actually getting in before we touch anything, rather than just resealing the edges and hoping.
Yes — most replacements are straightforward because the opening’s already there. If the new unit’s a different size or make to the old one we’ll adjust the trimming and flashing to suit, but it’s rarely a bigger job than swapping the window itself.
Usually not, under permitted development — but there are exceptions: conservation areas, listed buildings, and sometimes the front-facing slope of the roof. Building regulations apply either way. We’ll tell you what we think applies to your house, and you can check with the council before we order anything.
